ABOUT THE COTTAGE

We have owned our little Birch Lane Cottage for 13 years.  When we purchased it, it was essentially gutted.  The inside has been entirely re-done.  We are across the street from Spencer Lake, but the neighbors are all friendly!

There are two bedrooms upstairs and one half bath, with room for storage.  The second bedroom is currently divided for kids, but this can easily be turned back into a larger second bedroom if desired.

​

The main floor is open concept and provides ample space for a family to enjoy lake life together.  The open space includes a designated dining area, living room area and kitchen with stove and refrigerator.  Cabinets were added a few years ago to the kitchen area.  The main floor also includes a full bathroom with shower.

​

Half of the basement has been turned into a play area for children.  The other half provides storage space and a washer and a dryer.  All appliances are included with the sale.

​

A deck was added recently for outside dining, as was a boardwalk that takes you from the back door to the driveway.  There is also a deck board on the front of the house should the new owners like to add a deck there.  

​

The home has a furnace, less than 10 years old, and comes with two window A/C units for cooling.  Windows and roof are approximately 15 years old.  We are selling most of the furnishings with the home.

​

Our hope is that the future Birch Lane Cottage owners would enjoy their time at Spencer Lake as much as we have.

INSIDE THE COTTAGE

THE MAIN FLOOR

The main floor is approximately 445 square feet in size.  It contains a full bathroom, with stand up shower (7'6"x6'2"), a dining area (9'6"x7'), a living room area (9'7"x9'6") and a fully functioning kitchen (9'10"x11") with full size stove and fridge.  There is also a food pantry and a broom closet for storage.

THE SECOND FLOOR

The Birch Lane Cottage is bigger than it looks!  There are another 445 square feet on the second floor.  The upstairs holds two full bedrooms (7'11"x13'10" each).  The second has been divided into two spaces for our children, but the dividing wall can easily be removed.  Upstairs also holds a half bathroom (9'2"x3'9") with room for storage.  There is also a landing at the top of the stairs and a cubby for storage.

THE BASEMENT

This is an old home, the basement is not exciting, but we have made this space work for our family.  We carpeted half of the basement and covered the ceiling so that our kids would have a play space on rare rainy days at the cottage.  The other side of the basement has space for storage and a washer and dryer.  The basement is dry, but we do advise running a dehumidifier in the summer months to combat humidity.

THE EXTERIOR

The front of the cottage is on Birch Lane.  The back of the cottage is on Akron.  The red garage received a new roof and paint a few years ago.  It is great for storage and could easily have electricity installed.  Inside, there is a large work bench on one side.  The back yard has a newer deck for outside dining.  There is also a boardwalk from the back door to the driveway.  The front of the home has a deck board installed, so a deck could be added.  The governing board has approved a deck addition already.

EXPENSES

We are asking $65,000 for Birch Lane Cottage.  Financing can be provided through Farmers State Bank located in Waupaca.

​

The land lease expense is approximately $360/year.  Board approval is required of anyone purchasing the cottage.

​

Taxes are approximately $950/year and are paid to the Town of Lind.

​

Heat and electric are run through WE Energies and run approximately $75/month.

​

TV and internet services are currently provided through Spectrum and this cost varies based on services selected.

WHAT'S INCLUDED

The kitchen will include appliances and most basics.  This includes a toaster, microwave, coffee pot, pots/pans, dishes, silverware, cups, utensils, etc...  The small island will also remain in the kitchen.

​

The living room will include the sofa, side tables, area rug and tv table.

​

The dining area will not come furnished.

​

The master bedroom will include the queen bed (and bedding if desired), curtains and lamps.

​

The second bedroom will include one twin bed and a set of bunk beds.

​

The basement will include the washer and dryer.

​

If additional furnishings are desired by purchaser, this may be negotiated at a later date.
